PNW roof maintenance checklist before the rainy season

Pacific Northwest roofs earn their keep from October through April. A focused maintenance pass in late summer or early fall prevents most of the winter emergency calls we see across Portland Metro and Clark County.

Start at the edges. Clear gutters and downspouts so water leaves the drip edge instead of backing under shingles. Check that hangers are secure and that extensions send runoff away from the foundation — clogged outlets are a quiet cause of eave rot.

Walk the property line with binoculars if the roof is steep. Look for lifted or missing tabs, exposed nails, wrinkled valleys, and cracked or pulled step flashing where walls and chimneys meet the roof. Small metal failures become big interior stains once atmospheric rivers arrive.

Soft moss growth traps moisture against the surface. Prefer gentle removal and zinc or copper strips where appropriate over aggressive scraping that strips granules. Pair that with tree trimming that opens sunlight on chronically damp planes when it is safe and permitted.

From the attic (with good footing and light), scan for daylight at penetrations, damp insulation, and darkened sheathing. Musty smells after rain are a prompt to inspect, not to wait for a ceiling drip. Ventilation balance — intake at the eaves and exhaust at the ridge — matters as much as the shingles themselves in our climate.

Skylights, pipe boots, and satellite mounts deserve a deliberate look. Rubber boots crack with UV and age; skylight curbs and step flashings fail at the corners. Catching those early is far cheaper than drywall and flooring repairs after a holiday storm.

After wind events, re-check ridges and hips. Even a short checklist — gutters, visible flashings, attic, and known problem spots — beats an all-or-nothing “we’ll look in spring” plan when winter rain is already in the forecast.
