We look at age, number of layers, deck condition, leak history, ventilation, and remaining life. If a targeted repair is honest, we recommend it. If soft decking, widespread granule loss, or recurring leaks make repair a temporary bandage, we explain why replacement costs less over the next few seasons.

Yes for standard residential and most commercial evaluations. A free estimate typically includes an on-site or documented review, photos of key findings, and a written scope with options when they exist. Complex forensic surveys may be priced separately — we disclose that before starting.
Roofing scopes are run by our crews, with in-house metal production when custom details are needed. You keep a single project contact from estimate through hand-off.
Payment timing is written into your proposal and usually tracks materials and progress milestones — not a vague “half up front” with no schedule. Exact deposits depend on project size and material orders; we explain them before you sign.
Ask when you request an estimate. When financing paths are available for your project type, we outline options alongside the cash scope so you can compare. We do not pressure you into a loan to close a sale.
Emergency dry-in is prioritized — often same day when conditions allow. Non-emergency repairs are commonly scheduled within a few business days after estimate. Full replacements depend on material lead times, weather windows, and permit timing; your proposal includes a realistic start range.

When a permit is required (for example many full replacements under Portland BDS or local Oregon / Clark County rules), we coordinate the permit path as part of the project scope and document what was pulled.
