Targeted repairs carry workmanship coverage on the repaired scope (for example a flashing rebuild or pipe-boot replacement), not a new full-roof manufacturer system term unless you are installing a complete system.
Workmanship coverage is about how the system was installed. If a detail we installed fails due to our work, we come back and make it right under the terms of your agreement.
Manufacturer system warranties
Shingle, metal, and membrane systems may carry separate manufacturer warranties when installed to the manufacturer’s specifications. Coverage length and what is covered (materials only vs. enhanced system terms) depend on the product line.
When a product line requires registration, we register the system after install so your paperwork matches what was actually put on the roof. Keep those documents with your property file — they matter at resale and for insurance.
Manufacturer terms do not replace workmanship coverage; they sit alongside it. Your proposal lists both so you can see the full picture.
What voids or limits coverage
Unapproved rooftop traffic, amateur repairs, structural settling unrelated to our work, and damage from storms, falling trees, or other acts of nature are typically outside workmanship coverage — though we can still inspect and quote a fix.
Neglect that turns a small issue into a large one (clogged drains on a commercial roof, ignored active leaks) can complicate claims. Call early if you see staining, granule loss in gutters, or a new drip path.
Using non-approved fasteners, penetrations, or aftermarket treatments after hand-off can void manufacturer system requirements. Ask us before anyone else opens the roof.

Maintenance expectations in the PNW
Keep gutters and roof drains clear, especially before fall rains and after big wind events. Moss and debris on shaded slopes should be addressed before they lift shingles or hold moisture against flashings.
Avoid walking the roof unless necessary. If solar, HVAC, or antenna work is planned, tell us so penetrations and walk pads are handled correctly.
Periodic inspections — especially on commercial and low-slope roofs — catch ponding, open laps, and failed seals while repairs are still small. Ask about a maintenance visit when you request an estimate.
