A recent commercial project at Grand Prix Motor Cars in Portland, OR called for a TPO membrane roof — not standing seam. The building is a low-slope, auto-related commercial roof: a large flat field, a wrapped parapet, rooftop HVAC, and a row of vintage peaked skylights. We installed a white commercial membrane roof detailed for Portland rain at every curb and opening.
White TPO is a cool roof as well as a waterproofing layer. The reflective field cuts heat load on a low-slope deck that would otherwise bake equipment and the space below. On this Portland site the membrane covers the open field, turns up the parapet, and ties into existing rooftop units so the weather barrier is continuous — the job of flat and low-slope systems in this climate.
The leak paths on a roof like this are the details, not the open sheet. HVAC curbs, a vent stack, and three gabled skylights with weathered frames all punch through the field. Skylight flashing at those vintage curbs was part of the membrane work: new TPO wrapped to each base so the old frames sit in a finished well instead of an open cut. The photos show rusted metal against clean white membrane — that contrast is the new roof doing its job at the hardest intersections.
From the roof you see the urban Portland hillside, a parking lot, and neighboring buildings. That context matters for access and drainage on a city commercial deck, but the craft is the same as any commercial roof replacement we scope in the metro: sound field, honest details, and a system matched to the building.
